Bothan na Beinne, Breakish, Isle of Skye, Scotland – Bothan na Beinne Rental Agreement

When you complete your booking, you accept these rental booking terms and conditions.

INCLUDED IN THE RENTAL FEE – The rental fee includes bed linen, towels, electricity, a supply of firewood and wi-fi. Details of additional household provisions supplied will be given when your booking is confirmed.

This is a NON SMOKING and no vaping property. We allow ONE pet by agreement and an extra £40 payment will be required. No burning of candles are permitted in the property.

MAXIMUM OCCUPANCY – The maximum number of guests is two persons.

MINIMUM STAY – The minimum stay is 3 nights. During the high season the changeover days are Sunday and Thursday.

ARRIVAL & DEPARTURE TIMES – Arrival any time after 3pm and a departure time of 10am.

SEPTIC SYSTEM – The cottage has a septic tanks system which will be damaged if the wrong materials are put down the waste pipes. Please only dispose of toilet paper, i.e. no feminine products, condoms, cotton wool, wet wipes, tissues, plastic, nappies, grease, oil or other chemicals in the WC, basins, shower or washing machine.

USE AND CARE OF PROPERTY – Guests will use the accommodation for private holiday purposes only. Only the listed guests may occupy the property. No parties, events or large gatherings without permission. Guests are asked to leave the property in a clean and tidy condition. Report any damages or issues immediately.

DAMAGES –  Damages may be charged if:

  • damage was done to the property or contents other than normal wear and tear
  • the property requires special cleaning
  • items were removed from the property
  • there was smoking or vaping in the property
  • pets have caused damage or require additional cleaning

CANCELLATION – Guests must contact the owner by email or telephone to give notice of cancellation.  Cancellation charges are as follows:

  • More than 30 days before the check-in date: full refund of the rental fee
  • Between 14 and 30 days from check-in: 50% refund
  • Less than 14 days from check-in: no refund
  • If the stay has to be cut short: no refund.

INSURANCE – It is recommended that guests take out suitable holiday insurance to protect against possible cancellation.

FALSIFIED BOOKINGS – Any booking made under false pretences will be subject to forfeiture of rental fee and the guest(s) will not be permitted to check in.

LIABILITY – The owners of the cottage shall be under no liability to any person, or member of a holiday booking for any personal injury, loss, theft, or damage to personal effects howsoever arising at the accommodation. Nor can the owners be held responsible for any circumstances beyond their control including, but not limited to, mechanical breakdown, bad weather, failure of any public or private service supply, or illness. The owners are relieved of responsibility and liability in the event of the accommodation already booked not being available owing to storm, fire or circumstances beyond the control of the owners. The owners reserve the right to refuse bookings.

COMPLAINTS – Any issues must be reported during the stay so they can be resolved. Complaints made after departure may not be considered.
